Replacing Your Old Roof – Signs That Tell its Time for a Roof Replacement

Replacing Your Old Roof – Signs That Tell its Time for a Roof Replacement

When roofs become too old, even if no damages are visible outwardly, it is time for roof replacement. The elements of weather especially the rainy season is bad for the roof because it causes maximum damage as also snow and ice formation.  Asphalt shingle roof should last for 20 to 30 years, and no matter how well you maintain it, replacement becomes necessary as the age progresses. Metal roofs have a lifespan of 40-50 years. Tile and slate roof can last for 100 years.

Regular roof inspection ensures that roof lasts as long as its life permits but as age progresses roof replacement becomes inevitable. To know whether it is time for replacing the roof, you must learn about some telling signs that give some idea about how much time you might get to have a new roof installed by Eastern Melbourne Roofing Company.

Leaky roof

If you find signs of a leak on the ceiling, it shows that the roof has started leaking. When cracks and breaks develop on areas around the flashing there are high chances of leakage and the valley which directs rainwater to gutters is most susceptible to leaks. Repairing one or two leaky spots can work well but if there are too many leakages, repairing will not help, and you have to replace the roof.

The light coming in through roof boards

Look up inside the attic during daytime to see if any light passes through the roof and if it happens; the sign is clear that the roof is beyond repair.  Consult a roofing company immediately to start the procedure for roof replacement before the problem aggravates.

Granules in gutters

Keep a watch on the gutters to see if there is an accumulation of some black particles which are asphalt granules that have eroded from the shingles. Although asphalt shingles lose some portion of granules in a natural way, the erosion increases with the roof age. If you observe heavy granule accumulation, it shows that the shingles are wearing out fast and roof replacement is the only option.

Missing shingles

It is normal that one or two shingles might go missing after heavy rain and storm even though shingles roof are capable of withstanding heavy winds and storm. However, if the incident repeats frequently, it is a sign of the weakening of the roof, and you have to think about roof replacement.

Buckling or curling of shingles

Continuous exposure to heavy sunlight can cause shingles to buckle or curl especially the slopes of the roof are likely to get most affected. At the slopes, if you find that part of the shingles tends to curl or bend it is a sign that it is the end of life for your roof and you must arrange for an immediate replacement. Even if you find cracked shingles at random on the roof, replacement of the roof is the only solution.

The roof repairing experts can tell how much time you could get for roof replacement, but if the roof is sagging, then you have to replace it immediately no matter how costly it might be.
